Leadership in Energy & Environmental Design (LEED) is an internationally recognized green building certification system that provides a third-party verification that a building or community was designed using strategies that encourage global adoption of sustainable green building and development practices.

Developed by the U.S. Green Building Council (USGBC), LEED is the nationally accepted benchmark for the design, construction, and operation of high performance green buildings. LEED is intended to provide building owners and operators a concise framework for identifying and implementing green building design, construction, operations and maintenance solutions.

The recognition that energy efficient “green” buildings are more profitable and marketable is also focusing the attention of commercial building owners on the need to improve the thermal performance of their commercial buildings systems.

Many professional commercial building inspectors and infrared imaging technicians use infrared imaging technology to assess the performance of a commercial building’s "thermal envelope" in the process of calculating energy efficiency of commercial building systems. Infrared testing, or IR scans, of the building performance is becoming essential to properly manage today’s commercial building structures. A few of the rising factors driving this trend include:

  • Rising energy costs
  • Proliferating regulations
  • Escalating litigation
  • Occupant health concerns

An infrared building survey provides information on air infiltration, air exfiltration, moisture laden insulation, insulation voids and moisture problems within the wall assembly. Millions of dollars can be saved by building owners and operators every year by performing an infrared thermography survey on their facility. Infrared thermography is the only proven non-contact and nondestructive testing (NDT) method for finding moisture problems and energy loss.

Infrared Consulting Services, Inc. offers nationwide professional building system surveys that provide the in-depth, unbiased data that owners and property managers need to improve the thermal performance of their commercial buildings and ultimately reduce emissions, protecting the environment. The U.S. Green Building Council’s LEED rating system recognizes the value of infrared thermography technology. Commercial building owners can earn LEED “innovation credits”, or LEED credits, through conducting biannual infrared scans of their commercial building and taking actions to remedy any issues. Commercial building issues range from inadequate insulation and moisture infiltration to air leakage which can be caused by poor building construction, lax maintenance programs and unreported/unknown damage.
